DMCA Policy

Groves Real Estate LLC ("Company," "we," "us," or "our") respects the intellectual property rights of others and expects users of this website to do the same. In accordance with the Digital Millennium Copyright Act of 1998 ("DMCA"), 17 U.S.C. § 512, we will respond promptly to claims of copyright infringement that are reported to our designated copyright agent.

Designated Copyright Agent

We have designated the following agent to receive notifications of claimed copyright infringement:

Only DMCA notices should be sent to the designated agent. Any other communications, such as general inquiries, will not receive a response through this channel.

Notification of Claimed Copyright Infringement

If you believe that content appearing on this website infringes your copyright, you may send a written notification of claimed infringement to our designated agent. Pursuant to 17 U.S.C. § 512(c)(3), your notification must include all of the following:

1. A physical or electronic signature of a person authorized to act on behalf of the owner of the copyright that has allegedly been infringed;
2. Identification of the copyrighted work claimed to have been infringed, or, if multiple copyrighted works are covered by a single notification, a representative list of such works;
3. Identification of the material that is claimed to be infringing or to be the subject of infringing activity, and information reasonably sufficient to permit us to locate the material on our website (e.g., URL or specific page location);
4. Information reasonably sufficient to permit us to contact you, including your name, mailing address, telephone number, and email address;
5. A statement that you have a good-faith belief that the use of the material in the manner complained of is not authorized by the copyright owner, its agent, or the law; and
6. A statement that the information in the notification is accurate and, under penalty of perjury, that you are authorized to act on behalf of the owner of an exclusive right that is allegedly infringed.

Incomplete or defective DMCA notices will not be processed. Submitting a fraudulent DMCA claim may subject you to civil and criminal liability under 17 U.S.C. § 512(f), including damages, attorneys' fees, and costs.

Our Response to Valid Notices

Upon receipt of a complete and valid DMCA notification, we will:

• Remove or disable access to the allegedly infringing material promptly;
• Notify the person who posted the material that it has been removed or disabled; and
• Take reasonable steps to notify the alleged infringer of the claim.

Counter-Notification

If material you posted was removed as a result of a DMCA notice and you believe the removal was made in error, you may submit a written counter-notification to our designated agent pursuant to 17 U.S.C. § 512(g)(3). Your counter-notification must include:

1. Your physical or electronic signature;
2. Identification of the material that has been removed or to which access has been disabled, and the location at which the material appeared before it was removed or access to it was disabled;
3. A statement under penalty of perjury that you have a good-faith belief that the material was removed or disabled as a result of mistake or misidentification of the material to be removed or disabled;
4. Your name, address, and telephone number; and
5. A statement that you consent to the jurisdiction of the Federal District Court for the judicial district in which your address is located, or if your address is outside of the United States, the Western District of Pennsylvania, and that you will accept service of process from the person who provided the original DMCA notification or an agent of such person.

Upon receipt of a valid counter-notification, we will forward it to the original complaining party and restore the removed material within 10–14 business days, unless the copyright owner files an action seeking a court order against the content provider, member, or user.

Repeat Infringer Policy

In accordance with the DMCA and other applicable law, Groves Real Estate LLC has adopted a policy of terminating, in appropriate circumstances and at our sole discretion, the access of users who are deemed to be repeat infringers. We may also, at our sole discretion, limit access to this website and/or terminate access for users who infringe any intellectual property rights of others, whether or not there is any repeat infringement.

Accommodation of Standard Technical Measures

Groves Real Estate LLC intends to accommodate and not interfere with standard technical measures used by copyright owners to identify or protect copyrighted works, as required by 17 U.S.C. § 512(i).
